We are looking for a Junior to Intermediate Property Condition Assessment specialist to join our expanding Facilities Services team in Mississauga or Whitby, Ontario .
Manage, coordinate and conduct Property Condition Assessment projects.
Support existing clients relationships.
Perform and prepare in-depth Property Condition Assessments for owners and institutional lenders which address the structural and mechanical aspects of all types of commercial real estate projects such as multi-family apartments, retail centers, assisted living facilities, office buildings, schools and warehouses.
Recognize building system defects and evaluate upcoming capital expenditure items, and provide replacement reserve schedules for building systems and cosmetic components of properties including foundations, structural elements, walls, roofing, interior finishes, mechanical and electrical equipment, fire-life safety systems, elevators, pavement and drainage.
Review repair/improvement costs incurred by tenants/ownership along with the following documents (if available): maintenance reports and logs, elevator safety inspection reports, Building and Fire Department inspection reports, current certificates for elevators, and fire, life safety systems and warranty information.
Contact the local Building, Zoning, and/or Fire Departments to determine if there are/ are not any outstanding violations on file against the property and/or corrective actions required.
Prepare proposals and project file documentation.
Ability to quickly mobilize and travel mainly within Canada but also to U.S.A. and other countries is required. Typical project turn-around times can range from 5 to 30 business days.
Possess a valid driver’s license
Your Capabilities and Credentials
2 to 6 years’ experience performing Property Condition Assessments.
Degree or Diploma in Architecture, Engineering, Building Science or related field preferred.
An additional asset would be the possession of other experience or skills related to: seismic, structural, mechanical, civil, pre-construction document reviews; construction testing and monitoring field reviews.
Experience with Phase 1 Environmental Site Assessments or remedial projects an asset, but not required.
Knowledge of environmental issues such as fuel storage tanks, dry cleaners, asbestos, PCBs, lead-based paints, mould and radon a plus.
Working knowledge of Microsoft Word and Excel.
Current or potential professional registration as a “Registered Architect: or “Professional Engineer” is a plus.
